Conditions of Holiday Letting

Please read carefully the following:-
When accommodation booking is confirmed with us, you are entering into a contract which binds you the Customer and Arisaig House Cottages in various ways. We have set out below the obligations we have towards each other.
Reservations of Accommodation are accepted by Arisaig House Cottages (hereinafter referred to as AHC) on the following conditions. The booking agreement confers a right to occupy the accommodation for the period agreed for holiday purposes only. The terms of the Rent Act are excluded. The signatory to the booking form accepts liability for the behavior of all party members and for ensuring that conditions of hire are adhered to and for loss or damage to the accommodation, the contents and environs.
1. After an initial enquiry, pending receipt of a deposit of one quarter of the total rental and the completed booking form, a provisional booking will be held for 7 days only, the balance to be received by us no later than 6 weeks before arrival. For bookings made within 6 weeks of date of arrival, payment must be made in full at the time of booking. AHC will post to the client a written Confirmation.
2. We give a reduction of 5% for all accommodation booked on-line via our secure server. Full cost of  the holiday is paid at the time of booking. Confirmation and receipts will automatically be e-mailed to you at the time of booking.  Please retain these as this will contain your Holiday Reference.  We personally acknowledge your booking via email, followed by a written formal confirmation of your booking by post. Please note that NO reductions are given for short stays in the principal properties in high season.

The following Conditions of Holiday Letting will then apply:-
In the event of cancellation, the following scale of charges will apply:-
Up to 6 weeks - Reimbursement of 90% of the deposit or 90% of the full cost if the accommodation has been booked online.
2 weeks or less - 100% of total holiday cost. In the event of us being able to re-let the property, 90% of the re-letting income will be refunded.

All cancellations must be notified in writing by the client and received by AHC before the cancellation charges are confirmed. We strongly recommend that you take out holiday insurance* which includes cancellation expenses. Should the accommodation become unavailable due to circumstances beyond our control, we will not be liable for compensation, but all monies will be refunded.
Electricity will be charged for by meter reading at the Scottish Hydro Electricity rate. This will be charged from 10 a.m. on the morning of your arrival until 10 a.m. on the morning of your departure. This will enable refrigerators/freezers to be operative and hot water available for you when you arrive. Meter readings will be signed for on arrival and departure and any usage payable by cash or cheque (sorry no credit cards) when you leave.
On the day of arrival, occupation of properties can be expected by 4pm in normal circumstances. Please ring on your departure from Fort William on 01687 450730 to suggest an approximate time of arrival, also please notify Reception if you intend to arrive after 6pm. On the day of departure accommodation must be vacated by 10.00am. Please note:- I would like to remind you for fairness to the housekeeper and to the following guests may I ask that departure time of 10.00am is strictly observed and that the property is left as found.  Late departures may be charged an extra day against their retainer.
Any changes to the occupancy agreed on booking must be agreed with AHC before arrival. Occupancy above the maximum capacity of the property is not permitted. Only those persons listed on the booking form may occupy the accommodation. If this condition is breached in any way we have the right to terminate the contract immediately, without refund.

Clients are responsible for all damage/breakages during their stay. The proprietors reserve the right to require the payment of a 'GOOD HOUSEKEEPING DEPOSIT’ on or before the day of arrival, the sum of £200.00 and £300.00 for Christmas/New Year (Please note:- This applies to each property let). All monies so held will be refunded in full by post after departure providing the accommodation is left as it was found. Clients are asked to leave their accommodation and its contents clean and tidy when vacating. No fat left in pots and pans and fridges, freezers and dishwashers emptied. Please report any damages or breakages immediately. Any damage or breakages of the fittings, utensils, crockery or cutlery must be reported to reception and will be charged for. Any loss or damage to accommodation and equipment or environs will be charged against the total retainer which will be applied to any of the properties occupied.
AHC, as the owner of the property, does not accept any responsibility for loss or damage to tenant's personal belongings, baggage, vehicles or any property left in them.
We regret NO pets are allowed. The speed limit within the property is 5mph.
